GUIDANCE NOTES FOR APPLICANTS TO TENANCIES
PROPERTIES WILL NOT BE HELD WITHOUT A CORRECTLY COMPLETED APPLICATION FORM AND HOLDING DEPOSIT
APPLICATION FORM AND FEE
1. All properties are offered subject to availability, references and agents and landlords approval.
2. To apply for a tenancy, please complete the application form and reference request in full and return to our office together with the holding deposit of £100 and all supporting documents. Including Right to rent and proof of ID and current residency.
This deposit will be deducted from your first month’s rent, should your application be successful.
If the property is withdrawn from the market your deposit will be returned.
If you withdraw or your application is not successful due to incorrect, misleading or omitted information it will not be returned.
3. By completing and returning this application form, you agree to the terms and conditions of the referencing company, who will process your information and provide a report.
Their procedure includes; financial checks, nationality and identity checks, money laundering checks, right to rent information checks and previous landlords references. The property will be reserved for 7 days while your application is processed.
Children/dependents over the age of 18 will be required to complete an application form and will be referenced only if their income is required to be calculated within the application.
ARRANGEMENTS TO TAKE OVER THE TENANCY
4. If your application is approved, we will arrange a date for you to take over the property. All applicants will be required to come to our office to read and sign the Assured Shorthold Tenancy Agreements, take over all services etc. receive the Inventory and schedule of condition (which must be signed and returned within seven days) and receive all relevant notices.

The deposit and balance of the first months rent in advance (less £100 holding deposit) must also be paid at this time by bank transfer, debit card or cash only.
5. The deposit, sum equal to 1 months rent, will be held by us as Agents for the Landlord and registered with the TDS for your protection. It will be held, in a separate client’s account against any damages, default, cleaning or arrears found after you vacate and the balance sent to you by bank transfer, usually within fourteen days (if there are no discrepancies).
THE AGREEMENT
6. The Tenancy Agreement is a complex, binding, legal document imposing conditions, restrictions and obligations on you.
If you are not willing or able to comply with these conditions then do not proceed.
7. The rent quoted is payable calendar monthly in advance by standing order on the 1st of each month. Tenancies that commence mid month will be required to pay to the 1st day of the following month plus 1 months rent in advance unless otherwise stated or agreed and late payment may result in Legal Action being taken against you including Notice to Quit, Court Orders, Debt Collectors, Bailiffs and Eviction.
8. Properties are offered on Assured Shorthold Tenancies for a binding term of not less than six months as specified in the Tenancy Agreement (subject to the Landlords rights to issue Notice to Quit).
9. During the tenancy and in addition to the monthly rent, the following are payable by the Tenant to the supplier directly;
All utilities including, gas, electricity, water rates
Council tax
Communications – telephone and broadband
Installation of cable and broadband
Subscription to cable/broadband
Television licence
10. Pets are not allowed unless specifically agreed, in writing, beforehand. No other persons may occupy the property unless specifically agreed in writing.
11. All properties are strictly non smoking.
